Job Title: Sr. Project Superintendent Romeo Guest Associates Inc. is currently seeking a highly motivated construction professional to join our team as a Sr. Project Superintendent. A Sr. Project Superintendent will have the following duties: coordinate and oversee daily site operations of a construction project to ensure the project is completed as specified, and in a timely manner; advise superiors of problems and obstacles; be integral to the safety and quality control of a given project(s). In general, the Superintendent is directly responsible for all the construction activities on a project site(s). Primary Responsibilities Provide direction to craft labor and subcontractors to ensure construction work is performed efficiently, on schedule and in accordance with company policy and project standards. Ensure all required materials, equipment, inspections, subcontractors are scheduled, and work is executed in conformance with the project schedule. Actively resolve construction problems (e.g. lack of productivity, work interfaces, etc.) as required. Represent the company at on-site for meetings and discussions with clients, local agencies and subcontractors. Responsible for the safe conduct of company personnel and subcontractors to ensure the company Safety Policies and OSHA guidelines are enforced. Coordinate assigned work with all other trades and contractors. Monitor subcontractor performance and compliance with safety program requirements, document and ensure corrective measures are implemented. Ensure all required and necessary project documentation is completed. Monitor project budget and help ensure conformance. Experience and Skills An associate degree in related field or equivalent technical experience is preferred. Ten (10) years (or more) of related experience and/or training is preferred. Knowledge of arithmetic, algebra, geometry, calculus, statistics and their relative applications is required. Knowledge of and practical application experience with engineering science and technology relative to the construction industry, including the following is required: (i) knowledge of design techniques, tools and principals involved in the production of technical plans, drawings and models. (ii) knowledge of raw materials, production processes, quality control, costs and other techniques for maximizing the effective manufacture and distribution of products. (iii) knowledge of materials, methods and the tools involved in the construction or repair of buildings and other structures. Ability to understand and integrate contractual obligations into project control tools is required. Ability to read and understand construction drawings and specifications. Knowledge of and practical application experience with economic and accounting principles and practices is required. Knowledge of relevant legal/regulatory standards and compliance systems is required. Working knowledge of basic computer software (Word, Excel, PowerPoint, etc.) is required. Knowledge of the relevant equipment, policies, procedures and strategies to promote effective safety and security operations for the protection of people, property and information is required. The ability to read, comprehend and write simple instructions, short correspondence and memos to communicate effectively with coworkers is required. The ability to effectively present information verbally in one-on-one and small group situations with coworkers, clients, team members, and others is required. The ability to understand and implement written or oral instructions from coworkers is required. The ability to problem-solve is required. The ability to manage and oversee more than one project or activity at a time (multi-task) is required. Working knowledge of local contractor and subcontractor capabilities is preferred. Positive team attitude is required. Compensation Job Type: Full Time - Exempt Job Location: Durham, NC Commensurate with level of experience Pay period: Weekly Two weeks' vacation after the first year of employment 40hrs of personal time (First year depends on hire date) Health plan 401k program Paid holidays Company vehicle is provided Cell phone allowance or company phone will be provided Company tablet or laptop will be provided Work Requirements Hours of Operation: Monday - Friday 7:00 am to 3:30 pm Overtime and weekend work will be required on a project-by-project basis. Overnight travel could be required The employee must be able to complete the following physical activities: Traverse uneven and rough terrain found on a construction site. Ascend / descend ladders, scaffolding, etc…to access work areas. Lift up to 100 lbs. Work in indoor and outdoor weather conditions. Operate a computer and other office productivity machinery such as calculator, copier, and computer printer. This position will require frequent communications with other individuals and groups. Must be able to exchange accurate information in these situations. A more complete list of work requirements will be part of the final employment offer. The employee will be responsible for providing their own closed-toe footwear appropriate for use on a construction site. Steel / Composite toe footwear is recommended. Ability to learn software through technical manuals and online tutorials.
